房地产行业是影响我国经济发展的重要产业，但因其自身存在的特征，会致使从事房地产行业的企业陷入自身经济的危机中。由于房地产公司没有很好地把握好市场和国家政策的迅速变化、企业资金控制不完善、应变力不足、销售方式不符合大众需求都会导致房地产公司产生财务危机。
本文以财务风险相关理论为基础并结合房地产行业的特点，应用财务报表分析的方法从投资、筹资及经营风险三个方面对安科公司展开财务风险分析。并以房地产行业上市公司的财务数据为依据，通过分析，总结房地产行业发展潜在财务风险的主要成因并据此提出相应的防范控制措施。
课题研究的背景：
近几年，房地产行业持续发展，但行业发展也呈现出不稳定的状态，市场分化的现象逐渐显现。现在房地产行业的景象看似繁荣，但是我们不得不面对在行业背后所面临的高库存、高风险的现实。房地产行业关联度高、带动性强，其发展不仅可以促进我国文化发展、其周边行业的发展，同时能够有效促进我国国家经济增长。为保证房地产行业能够持续健康的发展，企业必须提高财务风险意识，加强对财务风险的识别与防范，对财务风险进行有效的控制。
课题研究的意义：
企业资金风险问题会给企业带来实际的损失，财务风险分析与防范在企业发展中成为至关重要的一部分，是企业的首要任务。 而房地产行业具有资金投入大、开发周期较长、投资回收速度慢、自有资金较少，资金使用效率较低的特点。本文以安科发展为例，对其中存在的财务风险问题进行分析研究，并对安科发展存在的财务风险问题提出防范措施，从而加强安科发展的财务风险控制水平，促进其在行业中的发展。
课题研究的内容：
主要是对安科发展的财务风险进行分析评价。结合安科发展近几年的经营状况及财务状况运用财务报表的分析方法对企业的财务风险进行分析；其次，以房地产行业上市公司的财务数据为依据，运用因子模型分析的方法对安科发展的财务综合状况进行评价以衡量安科发展的财务风险大小。 另外，从企业外部环境影响以及企业筹资风险、投资风险及经营风险这几个方面阐述安科发展财务风险的主要成因；最后，主要根据安科发展财务风险成因对安科发展潜在的财务风险提出相应的防范措施。
课题研究的方法：
1 . 文献研究法 通过上网查询、阅读《财经》、《时代金融》等相关财经杂志、期刊获取资料，整理国内外学者有关于财务风险的理论和研究成果，加以借鉴总结。
2.案例分析法 本文以安科发展作为案例研究对象，再结合相关理论对其进行财务风险分析并提出有效的防范措施。
筹资活动风险分析中：
由于房地产行业是典型的资金密集型企业，房地产行业在获取土地及项目开发时对资金的需求量较高，投入资金较大、企业必然会通过从外部筹资的方式来促进自身发展，由于行业资金回收期较长，其产生的筹资风险也随之增加。安科发展采用多渠道筹资方式，包括银行贷款、公司债券、信托融资、资产支持证券化等多种方式，16年，安科发展银行贷款金额占融资金额，17年银行贷款占融资金额，可以看出近两年来安科发展的筹资对于银行借款有所依赖。随着银行对房地产行业贷款政策限制的增多，企业的筹资难度加大，过度依赖银行贷款在一定程度加大企业的财务风险。本文主要通过对安科发展的偿债能力分析企业潜在的筹资风险。
1.短期偿债能力：
对于企业来说，短期负债较长期负债来说风险更高，其偿还期限短，若企业短期债务比重过大，再加上长期负债在一定时间内转化为的短期负债，若不能合理控制，企业将面临较大的财务风险。流动比率和速动比率可以用来衡量企业的流动资产和速动资产在短期内能够变为现金以偿还企业负债的能力，比率越高，表明企业的短期偿债能力越强。但其比率应当适宜，过高的流动及速动比率可能是由于企业资金运用效率不高所导致。
运用流动比例：
（1）流动比率=流动资产/流动负债
（2）速动比率=速动资产/流动负债
（3）行业平均值
通过以上指标，2013年到2017年5年的对比可以看出：安科发展的流动比率近五年呈现不规律变动，在14年为五年最低，15年有所回升后又呈现下降趋势，可以看出近几年安科发展负债规模增加速度要快于企业资产规模的扩大，企业具有较少的闲置资金，这与安科发展近几年扩大规模有一定的联系。其次,呈现下降趋势的流动比率在一定程度体现安科发展存在存货积压的状况。从整体看，安科发展的流动比率始终低于行业平均水平，表明安科发展资金流动性较差。由于房地产行业存货变现速度较慢，与流动比率相比剔除了存货影响的速动比率对企业的短期偿债能力能更加可靠的反映。近五年，安科发展的速动比率整体水平偏低，与行业平均值相差较大，可见企业存在着较大的短期偿债风险。
（4）现金流动负债比率=经营现金净流量/流动负债
从数据中可以看出，安科发展从13年-16年现金流动负债始终为负值，2017年有所好转，这一定程度上说明安科发展的资金状况较为紧张，并没有足够的现金流入偿还企业的短期负债，从侧面反映出安科发展依靠从外部筹资而不是应用企业自有资金来缓解债务，但这种方式不利于企业长期发展。由此可见，安科发展流动负债的偿还不具有可靠保障，其短期偿债存在较高的风险。
2.长期偿债能力分析：
（1）资产负债率=负债总额/资产总额
（2）权益乘数=资产总额/股东权益总额 即=1/(1-资产负债率)
（3）产权比率=负债总额/所有者权益总额
（4）债务保障率是以年度经营活动所产生的现金净流量与全部债务总额相比较，表明企业现金流量对其全部债务偿还的满足程度。
由于房地产行业自身特点，行业本身具有较高的资产负债率，近些年房地产行业资产负债率维持在60%左右，从数据可以看出，安科发展近五年资产负债率逐年升，在2017年高达，达到安科发展近十年资产负债率最高值，远高于行业平均水平。这表明企业负债占资产比例过大，企业自有资本较少，安科发展面临较高的偿债风险。安科发展的过高的资产负债率源于债权人提供的资金占企业资产比例过大，对于债权人而言，债权人承担的财务风险较高。其次，资产负债率不断升高会加大企业融资成本，影响企业再融资的能力，安科发展应该适当调整资本结构，优化企业筹资方式以降低过高的资产负债率。从权益乘数和产权比率角度看，安科发展的权益乘数及产权比率呈上升趋势，这表明企业的负债程度逐年升高且长期偿债能力逐渐减弱，其偿债风险较高。与现金流动负债比相似，企业的长期偿债能力可以通过现金负债总额比反映。从数据可知，安科发展没有足够的经营性现金流量偿还企业的长期债务，与短期负债相同，企业主要通过筹资方式偿还其长期负债，由于房地产行业自身特点，在高度负债的情形下安科发展若不能通过筹资获得足够的资金，企业将面临资金链断裂的风险。
投资活动风险分析：
（1）销售净利率＝（净利润／销售收入）×100%
销售净利率反映企业每百元销售收入净额可为企业带来的净利润，能够反映企业盈利能力的状况。
（2）净资产收益率＝（净利润／平均净资产）×100% 净资产收益率反映企业运用自有资本的效率，比率越高表明企业投资所带来的收益越高。
销售净利率反映企业每百元销售收入净额可为企业带来的净利润，能够反映企业盈利能力的状况。净资产收益率反映企业运用自有资本的效率，比率越高表明企业投资所带来的收益越高。从表格中的数据可以得知，安科发展近五年销售净利率、及净资产收益率呈现同样的变化规律，13年房地产行业整体发展状况较好，安科发展的销售净利率达到，盈利能力状况较好，14年及15年安科发展的销售净利率及净资产收益率出现大幅下降，可以看出安科发展在这两年内经营状况并不是很好。在16年及17年企业开始展开大规模投资后，企业的销售净利率及净资产收益率呈现上升趋势，安科发展的经营状况有所好转，其投资所带来收益得到提升。综合企业毛利率来看，13-16年企业毛利率大体呈上升趋势，但在2017年企业毛利率出现下降的情况，毛利率的下降在一定程度反映出安科发展存在存货积压的状况。企业过大的投资规模还是存货的积压，在一定程度上加大了安科发展的财务风险。
经营活动风险分析：
（1）固定资产周转率＝营业收入净额/平均固定资产净值
（2）总资产周转率＝营业收入净额/平均资产总额
存货周转率反映企业存货的周转速度，应收账款周转率可以衡量企业资金的使用效率，总资产周转率反映企业资产的销售能力及资产投资效益。从数据可以看出，安科发展应收账款周转率从13年-15年呈现大幅度下跌，15年-17年逐渐回升，但并不乐观。这体现了安科发展营运能力不强，企业资金不能尽快回收，这会直接影响企业的资金使用效率。安科发展近几年过多的资金投入和大幅下降的资金回收速度，必然对企业正常的资金周转带来不小的影响。安科发展近5年的存货周转率呈现下降趋势，并大幅低于行业平均值。2017年安科发展存货同比增长，截至2017年末，安科发展存货账面余额占资产总额。除此之外，安科发展的总资产周转率在近5年也呈下降趋势。可见，安科发展存货堆积较多，其大规模囤取土地后土地的开发及房子的销售状况不佳。而安科发展较多的存货堆积占用企业较多的营运资金，过慢的存货周转速度会影响企业变现能力。由于存货在流动资产中所占比重较大以及应收账款对流动资金使用效率的直接影响，存货的积压以及应收账款回收速度慢、资金较低使用效率会对企业偿债能力造成一定的影响，在安科发展承担巨大负债的情形下，其财务风险也随之加大。
综上，我们提出了地产公司财务风险防控策略由内外两大方面组成：

众所周知，国际电工委员会对PLC做了如下定义：（可编程序控制器是一种数字运算操作的电子系统，专为在工业环境下应用而设计。它采用可编程序的存储器，用来在其内部存储执行逻辑运算、顺序控制、定时、计数和算术运算等操作的指令，并通过数字式、模拟式的输入和输出控制各种类型的机械或生产过程。）让我们再来看看淬火炉的发展趋势， 2012 版的《 中国 淬火炉行业发展研究报告》称：（ 2007 - 2011 年，国内淬火炉产业正在实现稳步增长，产业规模不断提升，未来几年之内，会对淬火炉的自动化、可操作性提出更高的要求。）
那么，将PLC应用于淬火炉中有那些优势呢？
第一，系统构成灵活、扩展容易。通过数字量逻辑控制来对淬火炉的推杆进退、炉门升降、电动机正反转进行自动化控制，借此可以实现全程自动化，有助于提高生产率。模块型PLC 提供 多种I/O卡件或插卡，因此用户可较合理地选择和配置控制系统的I/O点数，功能扩展方便灵活，一般用于大中型控制系统，例如，淬火炉。
第二，编程简单，操作方便。采用简明的梯形图、逻辑图或语句表等编程语言，形象直观。另外，可在线修改程序，改变控制 方案 而不拆动硬件，这对于淬火炉这样的大型设备尤其适用。
第三，可编程逻辑控制器接点的响应快、速度高，每条二进制指令执行时间约100ns（纳秒，1微秒=1000纳秒），每条浮点数运行指令约3微秒，因此特别淬火炉这种适应控制要求高、相应要求快的应用需要。

The title of my paper is On the Significance of Drama Method in the Improvement of English Learning in Chinese Rural Junior High School. I choose this as my topic due to the following reasons. First of all, I really want to be a teacher, so during the four years, I have read many books about how to become a good teacher. Secondly, when I was a freshman in the summer of 2008, I was chosen as a teaching assistant of the summer camp which was organized by the New Oriental English School in Shijiazhuang. In the summer camp, I rewrote a script of an English drama to be one of the programs of the open ceremony. It was very popular among those students. They thought it was very interesting. In 2010, I was practiced as an English teacher at Chenguantun Middle School in Qinhuangdao, I found that the students have little interest towards English learning, so I hoped I could help them. So I use the Drama Method as my teaching method. Almost all of the students were highly motivated by the interesting teaching method and they have made great progress in the exam one month later. So the research proved that the Drama Method can be used as an effective teaching method. “恒安杯”厦门大学第五届创业计划竞赛从去年5月启动至今，共吸引了1000多名本科生、硕士生和博士生参加，申报了65个项目。有30支团队从去年10月的初赛中脱颖而出。经过初赛、复赛和决赛三个阶段的培训和角逐，目前闯入决赛的9支队伍今天在此进行决赛。现在我简要向各位介绍一下本次竞赛的举办情况。

In order to revenge, Ahab ultimately dooms the crew of the Pequod (save for Ishmael) to death by his obsession with Moby Dick. By taking the comprehensive analysis perspective of Moby-Dick, this thesis will point out that the main characteristics of Ahab.

The topic of my thesis is 《Angela carter to mythology research - the female archetype in “new eve passion”, for example》. I choose this as my topic due to the following reasons.
Angela Carter (1940-1992) is an outstanding feminist writer whose influence on Britishwomens writing was “pivotal in this opening and transformation”. The year 2014 represents the 22” anniversary of Angela Carters death. In those twenty-two years, her works have been widely taught internationally and brought about much critical debate. In a survey conducted by Cristina Bacchilega and Danielle M. Roemer [2],Carter is one of the most commonly taught women writers on North American programs. She has endowed us with an amazingly large number of legacies in her comparatively limited life, setting foot in various fields such as novels,short stories,children stories, dramas, non-fictions and so on. The acute observations with great insights,as well as the devastating wit and poignant mockery in Carters works have made her stand out as an iconic figure in English literature. Many scholars and critics have devoted themselves to the research on Angela Carter from many perspectives,including gothic, magic realism, feminism,post-modernism and so on. As a prolific writer who is always ready to blur the boundaries between different genres, Carter has left us a wonderful world to delve into.
With the emergence of western womens movement as well as the development of feminist criticism in the 1960s,the feminist approach has become a potent weapon for those who are concerned with the emancipation and legal rights of women. Though womens social status has considerably improved due to the contribution made by countless predecessors,the fundamental problem still lingers on. Carter, with her versatile and avant-garde reputation, is best known as a feminist writer. Concerning the dilemmas and predicaments faced by women nowadays,it is very necessary for us to probe into her insightful and penetrating reflections on femininity as well as the relationship between two genders. The Passion of New Eve, as one of Carters most representative works, is of great value in the research of her feminist thoughts and propositions.
Next, is my paper outline. In the main part of this article, I put it into five parts.
